I am a real estate investor from Vancouver, BC, and venturing out East in search for better cash flowing properties. I decided to focus on Hamilton given the positive outlook fellow investors had on the area.

I talked to several realtors and I found Karen Filice to be the most knowledgeable and experienced. I required a realtor that understood real estate investing, not just buying and selling a property. She was able to immediately provide a brief overview of Hamilton over the phone, what to watch out for in different areas, couriered a map of Hamilton to me, and sent comparables in the area immediately. I really liked the fact that she gave me a visual description of the different areas through our conversations, and even videotaped and took pictures of various properties I was interested in to give me a better idea of what I am buying as I did not fly out there. Throughout the negotiation process with the seller, she was not a “hard-sell” or “pushy” like some other realtors are, who will tell you to accept the conditions/terms just to close the deal quicker. She will give you the facts, and let you make the decisions.

She has a wealth of knowledge and great contacts for out-of-town investors like me, which decreased my headaches and hassle.

At the end of the closing process, she handled all the hiccups that came out on a timely manner, going to check on the property multiple times, and was communicative throughout the process. I really appreciated her hard work!

I originally listed my Hamilton townhouse with another Realtor in Hamilton and unfortunately it sat on the market for over 3 months with very little activity. So I decided to take it off the market and find another agent to take care of my business. Through my network of contacts I was referred to Karen. Hi,

I understand you've recently met Karen Filice and are interested in potentially working with her. She has asked Erin and I to provide a quick reference for her and I wanted to tell you a little bit about our experiences working with her so far.

Erin and I are a young couple in our mid-twenties and we've been serious about getting into real estate for the past year or so. We've decided to focus our efforts (for now anyway) on the Greater Hamilton Area and interviewed several real estate agents who specialized in this area. I'm not sure what exactly you're looking for in a real estate agent, but for us, we were looking for someone who understood the Hamilton rental market and who could help us uncover positive cash-flowing properties. I should note that we live in Toronto and didn't know much about Hamilton when our real estate quest began (other than what we had researched), so it was also very important to us that we work with an agent who knows Hamilton inside and out. I should also note that we've both read Don Campbell's books and are very familiar with the REIN system, though we're not currently members of the club (we plan on it someday though!). Our vision of the ideal real estate agent was someone that is reliable, that would fight for us as her clients, could be a part of our 'dream-team' and really be able to guide us in terms of what area's of the city we should be focusing on. After interviewing several different real estate agents, we determined that Karen was definitely the type of person who could help us achieve our goals. She brought the most to the table in terms of experience (within the city and owning rental properties herself), knowledge and passion for what she does.

So far, Karen's been a terrific help for us and we couldn't be happier with our decision to work with her. In terms of city knowledge, Karen has provided great insight that we otherwise would not have known. It's fair to say that's she's played a major role in steering us towards the better area's of the city and making sure that we stay out of the bad ones. It's also fair to say that she's probably saved us from making some costly mistakes too! Sometimes when you're looking at MLS listings, properties can look attractive based on their potential cash flows, but Karen's been very help in regards to which listings we should pursue and which ones we shoudn't. Karen's very detail-oriented and quick about getting back to us when we have questions about listings or if we want to go visit some properties. We've had several instances when we see a property listing on a Thursday night and want to see it over that coming weekend. Despite these kinds of last-minute requests, Karen has always been able to set up a time for us to see it as quickly as possible. We've never felt that she was 'too slow' to get back to us. Another aspect that we've been really happy about with Karen, is that since we don't live in Hamilton, we don't really know any other key players for our 'dream team' (i.e. reliable contractors, lawyer's, etc). Karen's been able to refer us some great people who have been very helpful thus far. I'm sure Karen's huge network of helpful people will continue to be helpful for us as we find more properties to invest in. Lastly, Karen has gone above and beyond to help us in any way she can. We are very appreciative of all her hard work and would highly recommend her!

My name is Hubert. I have been a REIN member for about 9 months now. So I had been with Karen shopping(looking) for houses ever since I joined REIN.
My experience with Karen is that she's vert very knowledge, willing to work with you along the way, guide you through, and when you are in the wrong side of the deal. She will give you a kick or two to make sure you dont' go to the long route.

In Real Estate. She is so knowledgable that sometimes you are wondering how could she stuff all those information inside her head. Karen can provide you with a lot of information, sometimes without even you asking for it, once she had known you more. Like the specific property price history, who own it before...etc. She can provide you a lot of useful information that REIN's is keep asking us to do research on, like population, different pockets of rental amount, interest rate, house hold income...etc. Bascially I would say she's kind of like a bio-organic mobile REIN dictionary that is for Hamilton area. You still need to do your home work, but it definity speed you up and provide a really good guide/information on your process of searching your property.

I am consider myself a new REIN member, as I only join for around 9 months. So a lot of things I am doing is still quite slow on digging things through, however Karen is very patience on showing me properties even I am quite slow Occasionally there's some good deal that she will keep pushing me to be hurry up before the deal is gone. But even all those missed deals that I had, she will just keep finding deals for me that works but , she will change her stragegy, instead of go into a bid war with all the others from MLS. She let me go through some of her good deals that is ONLY under her arm. So I can have more time to go through them without run into other buyer bidding against me. In fact, that's how I got my first house. She will find ways to have you get a good property base on your preference, and she may change the approach as you move forward with her. So it's not a typical realtor that just keep telling you virtually all deals a good deal even though they are not.

Don't just take my word for it, at least sit down with Karen just do some chatting, You will see what I mean once you start diggning into properties.
